Powder House is an adaptive reuse of a former elementary school that had been shuttered for 12 years.

MarKa Development was awarded the redevelopment project through a public bid process in 2015.

The building’s design preserves and repurposes parts of the original structure, highlighting its industrial-era roots with exposed beams, steel and concrete while opening up the interior with floor-to-ceiling glass that allows for dramatic sight lines to over 19,000 square feet of open space, including courtyards, public green space, art, performance, shopping and gathering places.

Residential spaces flow seamlessly into a new public park designed by GroundView Landscape Architects.

Vibrant small businesses and an “urban museum” public art project consisting of over 70 living murals invite residents and the wider community to live, work, shop, and play.

The building consists of 48 residences including condominiums, market rate and affordable rental units as well as over 23,000 SF of mixed-use office and retail that is located among the residences will be artist live work rentals and 55+ rentals and condominiums.


The project is near completion and we have begun leasing and selling condo units.

KA Enterprises acquired the Dana Plaza Shopping Center at the end of 2020.

The 3.5 acre site offers 31.5k SF of retail space.

It is positioned on one of the busiest intersections in Lake Forrest, CA surrounded by residential rooftops. Making it an ideal location for neighborhood-centric service providers.

Current Tenants include an ExxonMobil Gas Station, 7-Eleven, Subway, Montessori School and various “amazon-proof” service providers.

KA Enterprises is in process of executing a full exterior remodel of the center.

Located at the gateway to Downtown Chula Vista in South East San Diego, KA designed and renovated this strip center in partnership with renowned architect, Sebastian Mariscal.


Mission Viejo 7-Eleven

This 7-Eleven anchored retail center is centrally located in the Orange County Suburb of Mission Viejo off the I-5 Freeway.


Spring Valley Sweetwater Shopping Center

Located in the South East San Diego community of Spring Valley, tris strip mall was remodeled by KA and includes several retail, tenants such as Subway and Chevron gas station.


Newport Beach 7-Eleven

Located on Balboa Island, this 7-Eleven and Fun Tours Rental businesses cater to the beach community of Newport Beach.


K Street Apartments

2106 K Street, San Diego, CA.

Acquisition Date: June 2019


This 9-unit apartment building features one, two, and three-bedroom units. It is very well located in the Sherman Heights neighborhood of San Diego, just east of downtown and the Gaslamp Quarters. The property has been recognized as a Historical Site by the City of San Diego and benefits from favorable tax measures. Units will be renovated as turnover occurs.

This 1910 historical landmark overlooks the Mississippi River in Vicksburg, MS.

It is on the National Historical Registry and was built in 1909.

KA Enterprises acquired the former department store property with the plans of an adaptive reuse that consisted of 20 high end luxury residential apartments and over 8,000 SF of commercial space.


The completed project is the cornerstone of the vibrant downtown area occupying an entire city block.


La Jolla Shores Beach House

This magnificent house located on the World Famous sandy beach of La Jolla Shores, California was meticulously designed by KA with the goal of creating an elegant home with a beach theme.


Del Mar Zapo House

Located on the hills above Downtown Del Mar, KA designed and built this magnificent estate with view of the Pacific Ocean and Del Mar Racetrack and Fairgrounds.


La Jolla Fairway Estate

Located on the La Jolla Country Club Golf Course, this former SAL PRICE (Price Club) residence on MT. Soledad, was acquired by KA and completely rebuilt using a modern Japanese theme.

Vesper Grove Estates

KA transformed an 18-acre agricultural grove in Escondido, CA into a master community of residential estates. KA managed the development from acquisition of the grove to rezoning and entitlements to construction of the estates.
